Circa 1847, this rammed earth home is an amazing slice of colonial history, being one of the oldest existing houses in the wheatbelt, and one of the oldest in the state! Originally gazetted as farm way back in 1843, only 14 years after the early settlers arrived in Fremantle. Alongside the huge 7 room homestead is a small 4 room stone cottage which has been used as a post office, store, a drying house for meat and one room was used as a holding cell for indigenous women, with the iron bars still on the window. It would be ideal as an airbnb venture, or extra accommodation for friends and family. The structure has been restored, and it would still need a complete fit out to be a liveable space again. A huge 8 stand shearing shed of over 30 metres long is still in use, loaded with rustic character charm including tree trunks for main column supports, plus a combination of stone and iron walls. Two more super sheds could be ideal for machinery storage or a heap of vehicles, one being around 16x9 metres in size, the other around 10x6 metres, both with very high roofs.

With a few acres included on the other side of the river, a picturesque section of the Dale River actually runs right through the property! Interestingly, a section of the Dale River South branch is also part of the property, where the two rivers merge together. Lined with an assortment of trees including beautiful flooded gums and paperbark trees, there are some great spots along the river here to explore.

The homestead is currently configured as 3 bedrooms, with a huge lounge room, large dining room, kitchen/meals and a sitting room. A large old fashioned Aga wood stove/oven is a great feature in the kitchen, as is the exposed raked jarrah ceilings, which most of the home still has throughout, hiding under the more modern, yet still high ceilings. As expected in a character home, you'll find polished jarrah floorboards and several fireplaces are throughout the home, and most rooms have french doors leading out to the verandahs. A laundry and a toilet are accessible under the back verandah, effectively having two bathrooms with a second shower in the laundry. Protecting the home for future generations, a new roof has recently been installed, along with aircell type insulation for added comfort, with the old wooden shingled roof preserved underneath. Showing the grand scale of the home and verandahs, approx 400sqm of new roofing iron was requiried.

Adding to the long history at Boyadine, a deep stone well and a below ground stone rainwater tank were both built during World War 2 by Italian Prisoners of War. The well doesn't receive much water, however a bore has been drilled in recent years and equipped with a 750 litre/hr pump that provides plenty of water, with just 1100ppm of total dissolved solids, suitable for many uses.
